The loan over its full term

Scheduled loan payments of ₹1,72,74,738 include ₹92,74,738 of interest, assuming an unchanged rate and no prepayment. This interest is not part of the acquisition outlay above.

Financing check

  • A loan covering more than 75% of the price is above the benchmark the Gulmohar report treats as comfortable. Lenders set their own limits, and some may ask for a larger down payment.

The planned loan is an assumption for planning, not an offer, available credit or an eligibility result.

The costs you entered are assumptions, so check them in the report. You will see what carries over before you start.

About this calculator

Enter the price, the down payment and the charges for your purchase. The calculator separates the acquisition outlay, the upfront cash, the loan and the interest you would pay over its scheduled term, without counting the down payment twice.

How to use it

  1. Enter the property price and the down payment.
  2. Replace the example charges with amounts for your transaction, then confirm you have reviewed them.
  3. Read the upfront cash, the cost breakdown and the loan figures.

What is not included

  • Automatic stamp-duty, GST or registration rules by state or city.
  • Lifetime interest in the acquisition outlay (it is shown separately).
  • Prepayments, rate changes and tax effects.

Method and assumptions

  • Down payment = price × down-payment share. Loan = price − down payment.
  • Extra costs = the charges you enter. Nothing is calculated for you from a state or city rate.
  • Acquisition outlay = price + extra costs. Upfront cash = down payment + extra costs.
  • Scheduled loan payments = monthly EMI × number of months; scheduled interest is those payments minus the loan, assuming an unchanged rate and no prepayment.

The figures are examples you can change, not current quoted lending rates or verified local transaction charges.

Common questions

Why is upfront cash more than the down payment?

The down payment is only the part of the price you pay yourself. Stamp duty, registration, brokerage, any GST, interiors and fees are usually paid in cash on top of it.

Are stamp duty and registration automatically calculated?

No. Charges differ by state, property and buyer, so you enter the amounts. The examples shown are placeholders until you replace them and confirm.

Is GST included?

Only if you enter it. Whether GST applies depends on the property and its stage, so the calculator never assumes it. Enter ₹0 if it is already in the quoted price.

Does acquisition outlay include lifetime interest?

No. It is the price plus the extra costs. Interest over the loan term is shown separately as scheduled interest.

What if a cost is already included in the quoted price?

Enter ₹0 for that charge so it is counted once. Zero can mean not applicable or not yet entered; it does not confirm a tax exemption.
